Which Cebu rental properties deserve a closer look
CebuPropertyMan editorial analysis · Research checked October 11, 2026
Cebu is not one rental market. An employment-linked condo, a family house and a coastal holiday property solve different tenant needs. Buying without naming your likely tenant is speculation disguised as a rental plan.

Cebu should be analyzed as several rental markets: employment-linked urban housing, family housing, student accommodation, coastal leisure rentals and corporate premises. The strongest investment case starts with a specific tenant and a credible recurring budget, rather than an assumption that every new condo can be rented profitably.
Filipino Homes’ October 2026 portal snapshot reports a PHP25,000 median monthly condo asking rent, unchanged from July through October, based on its displayed active-listing sample. This is a short, portal-specific series rather than an official city rent index; duplicate listings and changing unit mix need checking before drawing a market-wide trend. [22]

| Cebu City apartments Q3 2026 | Asking purchase price USD | Monthly asking rent USD | Gross yield |
|---|---|---|---|
| Studio and 1 bedroom | 111,800 | 540 | 5.80% |
| 2 bedrooms | 247,400 | 1,040 | 5.04% |
| 3 bedrooms | 414,400 | 1,515 | 4.39% |
The October 2026 source reports a Cebu City sample average of 5.08%. Larger units in this sample have lower yields. These are unit-size observations, not high-end, middle-income or affordable housing classifications. Acquisition costs and furnishing are additional. [1]
Tier models for a Cebu investor

| Illustrative tier | Purchase / setup PHP | Monthly rent assumption | Gross / net yield |
|---|---|---|---|
| Lower-priced | 2.5M / 0.25M | 12,000 | 5.76% / 3.53% |
| Mid-market | 6M / 0.60M | 28,000 | 5.60% / 3.44% |
| High-end | 20M / 2M | 70,000 | 4.20% / 2.58% |
Models only, not Cebu market averages or appraisals. Net figures assume 90% rent collection and operating expenses of 25% of collected rent, with all-in acquisition and setup as denominator. Add an independent operating reserve. The high-end case needs a higher rent, lower entry price or another return rationale to justify its capital commitment.
Commercial leasing requires a separate test
Colliers identifies constraints on available office inventory in Cebu’s key business parks; Iloilo led provincial office transactions in Q1 2026. That does not establish strong rent growth throughout Cebu. A landlord should distinguish prime business-park stock from secondary locations and examine actual net effective rent after incentives. [2]
For offices, test building systems, power redundancy and tenant fit-out costs. For retail, test frontage, footfall and the tenant’s sales economics. For warehouses, test truck access, clear height, power and permitted use. These underwriting priorities are analysis, not a claim that one segment currently delivers a verified Cebu-wide yield.
