By this point you should have documents, an inspection scope, market evidence, a capital budget and an exit plan. The final decision is whether those findings fit your limits. A score cannot neutralize a legal defect: strong location and rent do not compensate for ownership you cannot establish.

Use decision gates in sequence

Title and legal statusIndependent title check and counsel’s reviewPause; reject if risk is unacceptable
Possession and accessOccupancy facts, lawful access and workable turnover routeDo not assume immediate use

Contract and completionWritten obligations, deadlines and payment instructionsDo not pay until understood

Buy when the decisive facts are established, the risks are manageable, and the return compensates you for the work. Renegotiate when the defects are understood and a lower price or improved term genuinely fixes the economics. Walk away when success depends on an uncertain court outcome, unverified access, unaffordable delays or unsupported rent and resale assumptions.

Submit and complete through the official channel

Confirm the bank’s current sale or bidding procedure, documentary requirements, deposit conditions and payment deadline. Read the consequences of cancellation or missed payment before participating. BPI’s FAQ directs buyers to its assigned officer, due diligence and official offer or bidding process. PDIC likewise places due-diligence responsibility on buyers and directs verification with relevant registries and agencies. Each seller’s current requirements govern its own transaction. [7][8]

Independently verify payee and payment instructions with the institution through a known official channel. Do not send money to a personal account because somebody presents themselves as an accredited agent. Use counsel and the bank’s authorized officer to coordinate the deed, applicable tax-clearance and registration requirements, original documents and turnover arrangements.

At authorized handover, document condition, keys, meters, access credentials and any deficiencies. Update relevant title, tax and association records through the required process. Start advertising for tenants only when you can responsibly state when the property will be available.

The dos and donts worth remembering

Keep written evidence, inspect before committing and fund realistic reserves. Treat occupants lawfully. Never assume that bank ownership means vacant possession or automatic financing. Reject a deal that needs unsupported appreciation, rent or resale prices to work. Your advantage is the discipline to stay within your maximum offer and walk away.
