Introducing the CebuPropertyMan Estate Tax Calculator

If you are preparing to sell an inherited property, one of your first questions may be: How much estate tax could be involved?

It is easy to start with the property’s asking price and multiply it by 6%. That can give a misleading answer. Under the rules covered by this tool, the rate applies to the net estate after the appropriate ownership treatment and allowed deductions—not automatically to the property’s selling price. We created the CebuPropertyMan Estate Tax Calculator to help owners explore an estimate and understand which figures still need confirmation.

The calculator shows the figures behind the result. You can review:

Plain-language labels appear alongside the formal terms, so you can follow the calculation and recognize the wording used in tax documents.

The spouse’s own property share is separate from what the spouse may inherit. This tool does not decide how an estate should be divided among heirs. BIR computation guidance and examples, sections 6–8

How to try it

Start with the example. Choose “Try the worksheet example” to load an anonymized illustration. Its result depends on the displayed assumptions; it is not a prediction for another estate.

Enter your own figures. Answer the questions about when the person passed away, citizenship or tax residence, and ownership. Add all assets required for the estate—not just the property being sold.

Confirm the amounts being taken off. Do not select a family-home deduction or enter other deductions simply because they reduce the result. Confirm the requirements and supporting records first.

Review and save the breakdown. You can print it, save it as a PDF through your browser, or download a CSV. Use it to prepare questions for a qualified accountant or the BIR.

Confirm the property value first

The calculator does not look up official property values or decide which valuation schedule applies. Ask the BIR or a qualified tax professional which amount to enter for the relevant property, ownership interest and date. Do not automatically substitute today’s asking price or a taxable assessed value. BIR valuation guidance · RA 12001 valuation framework and transition rules

Know what the tool leaves out

This version supports selected ownership arrangements for deaths on or after 1 January 2018 involving Filipino citizens or confirmed Philippine tax residents. Earlier deaths, non-resident foreign citizens, uncertain ownership and more complex estates need separate review.

It does not calculate every special deduction, tax credit, previous payment, penalty, interest charge or transfer cost. The result is a planning estimate, not an official BIR assessment or a filed return.

A zero estimate also does not establish that filing, documents or transfer-registration requirements are complete. BIR filing guidance, section 9

Use figures without sharing private documents

The calculator works with amounts and ownership choices. It does not ask you to upload titles, tax returns, IDs or estate records. Entered figures remain in the browser tab; the calculator does not submit or automatically save them. A downloaded or printed copy should be kept privately.

For the wider preparation process, use our inherited-property sale guide and sale-readiness checklist.
