Part 1: Philippine Home Loan Rates and Fixing Periods

A lower interest rate helps. But the approved loan amount, repricing rules and complete borrowing cost determine whether a home loan fits your purchase.

Research checked: 11 October 2026 (Philippine time). Published indicative rates for new home-acquisition loans. This comparison is not a bank quotation or approval.

Fixed-rate period, loan term and lock-in: three different things

A fixing period is how long the agreed interest rate remains unchanged. The loan term is the repayment duration: a five-year fixed rate can apply to a 20-year loan. A contractual lock-in may govern early settlement or recovery of promotional fee waivers. Ask for these conditions separately.

Published interest rates by fixing period

Rates below are per annum. Quote means a current public rate could not be verified; it does not mean the period is unavailable. Promotional and negotiated offers may differ.

Metrobank’s dedicated rate schedule was updated on 16 June 2026; its product page displays different figures. Use a written quotation to resolve the difference. BDO’s product page links to a sheet containing an expired 2025 promotion, so those promotional rates are excluded. Chinabank groups 1–3 years at 7.50% and 4–5 years at 8.00%.
