Loanable amounts and appraisal costs
The appraisal fee pays for valuation. The financing percentage determines the collateral-based lending ceiling. Neither guarantees the amount approved: income, existing obligations and property eligibility also matter.

For Cebu buyers, appraisal can change the cash requirement
Illustrative example: a ₱10 million selling price, ₱9 million bank appraisal and 80% appraisal-based financing ceiling would produce a maximum collateral-based loan of ₱7.2 million. The buyer would need ₱2.8 million before transaction costs, subject to affordability assessment. These are example figures, not an actual bank computation.
For a Cebu property, confirm the actual appraisal charge and whether the developer or project is accredited. Primary-home and investment financing may follow different policies.
Request a complete quotation, not just a headline rate
- Use the same loan amount, property and repayment term for every bank.
- Request the fixed rate, fixing period and post-fixing repricing formula.
- Confirm the approved amount and whether valuation uses selling price, appraised value or another basis.
- Compare appraisal, processing, registration, documentary, insurance and other charges.
- Ask about partial payments, early settlement, refinancing, promotional lock-in and fee-waiver clawbacks.
- Stress-test a higher payment after repricing before committing.
