Before buying coastal or resort land
Access, buildability and operating costs deserve as much attention as the setting.
Verify boundaries and access
Have a licensed surveyor identify the parcel and confirm its documented access. Do not treat an informal path as a guaranteed right of way.
Study the site
Engage qualified professionals to examine drainage, slope, ground conditions and exposure. Get project-specific advice on applicable coastal restrictions and approvals.
Price the infrastructure
Request estimates for access, electricity, water, wastewater and construction logistics. Remote properties can carry significant site-development costs.
Check the operating concept
If you plan a hospitality business, study demand, staffing, access and approvals for that location. Concept images do not prove that a development is feasible.
Keep a clear decision record
List verified facts, unresolved questions and estimated costs separately. Revisit the budget when each outstanding check is completed.
