Buying in Cebu: your first checklist
A beautiful property is only one part of a sound purchase.
Define what you need
Separate must-haves from preferences. Set your intended use, location, space requirements and an all-in budget before comparing properties.
Request the documents
Ask for current ownership documents, survey information, relevant approvals and a written inclusions list. Have qualified professionals review the documents for the actual transaction.
Walk the property
Inspect the condition, access, drainage, utilities and surroundings. Visit at different times of day and record the questions that remain unanswered.
Understand the full cost
Request a written breakdown of the price, transaction expenses, recurring fees and any renovation or furnishing costs. A headline price is not an all-in budget.
Make the next step conditional
Ask your broker which checks remain open. Get the terms and commitments in writing before paying or signing.
